PRESENT: Board Members: Scottie Adams, Mike Ritchie, John LaHart, Bill Young and Beth Hall

ABSENT: Code Enforcement Officer: Ed LaGree.

The meeting was called to order by Chair, Scottie Adams at 6:30 PM

Variance Application:

APPLICANT: Gina Gravlin/Michael Williams

PARCEL ID: 432.-3-4

LOCATION: 18 Country Rte. 18, Forest Home Road

The applicants seek to construct small addition of 15 ft. by 22 ft., one story to their current residence on their property. This addition would require a variance from the public road/right of way from 50 ft. to 40 ft. The current one family home on the property is 1000 sq. ft. They seek to expand living space by 330 sq. ft. The applicants state that the addition would still be 65 ft. from the center of the road. The addition would add curb appeal to the property and would not encroach on any surrounding property. The area is not wooded or wetlands, so there would be no impact on the ecosystem. The addition would not block or endanger emergency access to any property. The Planning Board has not been advised that any of the neighbors oppose the variance.

After discussion, Beth Hall made a motion that the Planning Board report to the Variance Board that the Planning Board sees no reason not to grant the variance. The motion was seconded by Mike Ritchie.

All members present voted in favor of the motion.

Other Business:

The ongoing project concerning the updating of the TSC Land Use Map was the next topic of discussion. Scottie Adams reported that she and Ed LaGree had met with the Town Supervisor, Mickey Webb on July 17th and he indicated support for the project of updating the Land Use Map and the Planning Board should move forward on the project which includes identifying each parcel of land and it’s corresponding zoning and revising any classifications which are no longer appropriate. Michael Martin has sent a contract for the project to the Town Supervisor for approval.

There was considerable discussion about whether changing the classification of various parcels of land was appropriate and how some definitions of classifications could be clarified. The final conclusion was that those topics would be easier to address when we had the new revised Land Use Map to work with.

Next meeting will be scheduled via email, dependent on progress on the new improved Land Use Map from Michael Martin. The meeting will be scheduled some time in September and in the evening to accommodate work schedules.

Scottie will provide Planning Board minutes to the Planning Board members by email for final approval before submitting to the Town Clerk for posting on the Town of Santa Clara web site.

She will provide a copy of the meeting minutes to the Variance Board Chair and Secretary.

Scottie will follow up with Michael Martin and Mickey Webb to ascertain the status of the contract to amend the Land Use Map. Beth Hall moved that the meeting be adjourned. Mike Ritchie seconded the motion. All were in favor.
